With approximately 16 sqm of private space and a quiet position at the rear of the apartment, it offers a comfortable base for studying and living in Rotterdam. This accommodation is exclusively available to students and PhD candidates officially registered or affiliated with a Dutch educational institution. It is not available to interns without student status or to working professionals. Registration at the Rietdijk address is possible.

Room 3 is a fully furnished 16 sqm bedroom located at the rear of the apartment.

The apartment consists of three private student bedrooms with shared use of the living room, kitchen, bathroom, toilet, laundry facilities, balcony and storage areas. The spacious living room connects to the open kitchen and balcony.

The apartment is located in Rotterdam South, close to Oud-Charlois and the harbour area. Supermarkets and everyday shops are nearby. Dokhavenpark is within easy reach for walking, running or relaxing. Public transport connects the neighbourhood with Rotterdam city centre and Rotterdam Central Station. The Sluisjesdijk/Sint-Janshaven water taxi stop provides an additional connection to other parts of the city. The A15 and A4 are also easily accessible.

A student home in a regular residential complex

This is a student apartment, but it is located in a regular and quiet residential building rather than a student-only complex. Both owner-occupiers and tenants live in the building. We therefore expect our student tenants to respect their neighbours, their housemates and the shared facilities. This is not a party house. Parties, drugs, loud music, excessive noise and other nuisance are not accepted. Smoking and pets are not allowed.

Professional cleaning every two weeks

A professional cleaner visits every two weeks to clean the shared areas of the apartment. This service is a mandatory part of the rental arrangement. Tenants remain responsible for keeping their own bedroom clean and for normal daily tidiness in the shared areas. At the end of the tenancy, final cleaning and laundry are arranged professionally. The mandatory fee is €185. Gas, water, electricity and internet are arranged centrally. Tenants pay an advance towards utilities and applicable shared charges. These costs are settled in accordance with the rental agreement.

Students and PhD candidates only

Room 3 is specifically intended for students and PhD candidates.

To qualify:

• You must be officially registered or affiliated as a student or PhD candidate with a Dutch educational institution
• You must provide proof of your current status
• An internship alone does not make you eligible
• Working professionals are not eligible
• Registration at the Rietdijk address is possible
• The room is for one person only
• Couples cannot rent the room

Student or PhD status is not only an entry requirement. It remains a condition throughout the tenancy. If you finish or discontinue your studies or PhD programme during the rental period and your status changes to working professional, you no longer qualify for this student accommodation. The tenancy will then be dealt with in accordance with the rental agreement and applicable Dutch rental law. Updated proof of enrolment or PhD status may be requested during the rental period.

Tenant screening

Before a rental agreement can be offered, we carry out a thorough tenant screening. Applicants must be able to provide the requested documents, including proof of identity, student or PhD status and relevant financial information. If a guarantor is required, supporting documents and financial information from the guarantor must also be provided. Identity details will be verified and financial capacity will be assessed to determine whether the rent and related housing costs can reasonably be met. The purpose of this screening is to create a reliable tenancy and to reduce the risk of payment arrears. Only complete applications can be taken into consideration.
