Income Standard The tenant must meet the income standard. As a rule of thumb, the gross monthly income (excluding temporary allowances) must be at least 3 times the gross monthly rent, and for renting with a partner, the combined income must be at least 4 times the gross monthly rent.
Employment For monthly income, we calculate the gross salary including vacation pay and excluding bonuses or other variable allowances.
Self-Employed Entrepreneur The gross monthly income is calculated by dividing the net annual profit before tax for the past two years by 24. Entrepreneurs are required to provide a deposit of two months.
Retired 30% of the available monthly income may be added to the gross monthly income to meet the income requirement.
Additional Income 10% of the assets divided by 12 may be added to the gross monthly income. Partner alimony may be added 100% to the gross monthly income (child support is not included).
Renting Together Both incomes may be counted 100% to meet the joint income requirement.
Other Conditions
• The minimum rental period is 1 year, unless otherwise communicated
• All properties require a standard deposit of 1 month
• Possibility of a diplomatic clause by agreement
• Possibility of a guarantor by agreement. Guarantors are subject to the same income requirement and documentation as tenants.
• Studios and rooms can only be rented by 1 person.

Are you a student?
- Copy ID
- Selfie with your ID plus face next to the ID
- Copy of your bank card
- Copy of your visa
- DUO deposit in the past 3 months or the last 3 bankstatements plus an overview of your savings
- Copy of school pass and/or letter of acceptance at the university
- If you have a rental home: landlord statement (‘verhuurdersverklaring’)
Are you self-employed or entrepreneur?
- Copy ID
- Copy of your bank card
- Annual figures of the past year
- Copy of your visa/working permit
- Proof of registration with the Chamber of Commerce (not older than 1 month)
- Accountant reports from the past two years (signed by your accountant or bookkeeper)
- Signed auditor’s report with forecast future income
- Copy of the latest income/corporate tax assessment
- Income statement (previously known as IB60 and IBRI) from the past 2 years
- Payments of “salary” from your company to your bank account
- Extract BRP or Printscreen “my government” with complete personal and address details in 1 image
- Copy of the bank card of the business account
- Copy of the bank statement of the business account (not older than 1 month)
- If you have a rental home: landlord statement (‘verhuurdersverklaring’)
